who said this would be easy?

panoramic shotA great victory has happened today.  We’ve put an offer on a house.   That’s it on the left.  It’s sorta the back of the house and garage, and a bit of the backyard.  It’s not the perfect picture, but it at least gives you a visual.  We are so excited.  After looking at hundreds of listings on our own, some 30-40 from our realtor, and then visiting some 14 homes, we found the one we’d like to have.  I thought figuring that out would be hard.  I was wrong!  This was easy in comparison to what’s coming…

This next part is way harder.  There are a million things, or so it seems, that can go wrong from this point on.

  • the seller can refuse our offer, and that would be it.
  • they can counter our offer, and that means we’d have to come up with a second offer, that would hopefully satisfy them and their pockets
  • If they like our offer, then we move on to inspections.  If all inspections go well, great.
  • if any of them go wrong, we’ll then have to examine the extent of the problem.  It the problem is too big, we’d like to have the seller fix it before settlement.
  • If they refuse, then we might not want this house.
  • If all inspections go well, then the VA inspections have to happen.  They also have to approve the house as worthy of their lending us money.  If they aren’t satisfied, again, we might not be able to get the house.
  • If they like it, then I think there is the appraisal, where they decide if the house is worth what we’re trying to pay for it.  If so, then we can get the financing.  I think that’s the most crazy parts of it.

Did I forget anything, Heather?

I just wasn’t prepared to love a house, and then be faced with all the uncertainties about whether or not we’ll get it.

We should receive a response by Thursday; or so, the contract states.
